The Challenge
A complete refurbishment of the Millstream West roof was needed as it had suffered significant failures over the years resulting in saturated insulation. The roof comprised two distinct sections; one housing extensive plant equipment, such as air handling units (AHUs), and the other accommodating M&E elements and numerous PV panels. The complexity of the plant area, filled with pipework, cabling, and ductwork, made access and waterproofing difficult. Furthermore, the office space below had to remain fully occupied throughout the project, demanding minimal disruption and careful logistical planning.
The Solution
The failed single-ply and warm roof system was replaced with WestWood’s Weproof 264 system. This low-odour waterproofing membrane ensured the work could be completed without affecting the office environment below.
In the heavily encumbered plant area, coordination with M&E contractors was critical, especially when installing around inaccessible sections. Reduced-thickness insulation and a waterproofed cement board were used to repair crushed insulation in these areas, while additional protection was provided with Wecryl 420 Textured Coating.
The southern half of the roof, which had fewer M&E elements, allowed for quicker progress. Mechanical airflow systems were introduced in enclosed areas to combat airflow limitations, ensuring the highest health and safety standards were maintained.
The Outcome
The project was completed on schedule thanks to meticulous planning and collaboration between contractors and WestWood. The use of the Weproof 264 system ensured the building remained watertight throughout the process, protecting the office space below while maintaining operations. The careful coordination around complex M&E equipment and AHUs, along with the integration of new insulation and waterproofing layers, resulted in a durable and resilient roofing solution.
