The Challenge
Originally constructed in 1983 and later left vacant for years, the building’s terraces had outdated asphalt waterproofing which had developed leaks, demanding a replacement. Burrington Estates, the new owners of the building, requested a waterproofing system that would also provide a durable, visually appealing surface suitable for the building's mixed-use environment. Given the building’s high-traffic areas, efficient rainwater drainage and thermal performance were essential. Access challenges, complex insulation needs, and noise restrictions due to occupied offices further complicated the project.
The Solution
Progressive Coatings Ltd., in partnership with WestWood, installed a durable waterproofing system on the two roof terraces totalling 460m². The solution included a tapered PIR insulation scheme for effective drainage, covered by impact-protective cement board. WestWood’s warm roof system with a tile effect finish provided the aesthetic enhancement required. To ensure minimal weather-related disruptions, Progressive adjusted work practices, sealing partially completed layers daily to protect the terraces from rain and adjusting schedules to avoid extreme temperatures. Despite access limitations, about 40 tonnes of material were removed by hand to prepare for the new installation.
The Outcome
The project was successfully completed on schedule and within budget, enhancing Winslade House with two functional, visually pleasing roof terraces. The trafficable surfaces not only support office and restaurant use but also contribute to the building’s thermal efficiency. Noise restrictions were managed without disruption to tenants, and weather precautions maintained the quality and integrity of the installation. The renovation process also served as a learning opportunity for Progressive Coatings' new apprentice, who has since become a valuable team member. Burrington Estates was highly satisfied, gaining a revitalised terrace space that complements the building's character and functionality.
